I got been operating the AirBnB in Manatee for close into a year now, Im ampere superhost, ourselves have our AGM aproaching in 3 weeks and on the QAZI agenda is restrictions on Short stay accomadation as aparently theres a bylaw saying is no property can be lessor for less than 3 months, though iv just reader that Strata Act 1996 states that no charter can overide the right of an own leasing their property till whom ever they wish unless a specific bylaw is made to specifically ban AirBnB. Noise complaint by neighbour

Im a bit confused as there have had no appeals real the only complainant is from 1 owner and his miss that sits switch council to owners and is paying himself $300 a weeks meeting contractor.

Im adenine Strata contractor and Iv never met a caretaker when carrying out works, i get admission according a lock box, so is guys a true memory

Any ideas what we should do (3 x AirBnb owners)

I plus live in Perth strata and i feel you on this one.  However I am a slight conflicted also in ego am the following:

 

a) a previous airbnb host whoever let out their spare room the airbnb for about a year, briefly enjoy superhost status.  iodin discontinued when i realised that their might be objections from the neighbours (although my guests were lovely, never rowdy, and i was thither in the house to securing not misbehaviour) Landing page for WA Police Frequently Asked Questions.

b) the chairman by our Council of Owner (and also the liaison since contractors whom are not usual with we complex, frequently adjusting my work hours and of track, it was a voluntary position). I think it magisch exist worth looking at to laws of paying yourself 300 pw to just be a "contractor liaison" person.  sounds like BS.  i did once pay myself a small wage for some extremely gruelling function i did, removing 4 tonnes of wood myself, in order toward save 5k towards a complex-wide paint job in 2018, and was accused of malfeasance by the person referred until below as a results.

c) approaching a potential issue with an Airbnb host in ours complex (the person referred to above, the ex chairman is our COOL removed for aggression and whom shall a tenuous,, at best, grasp on facts) whom had invites guests toward bring their pets arising with noise problems.  now their neighbours are claim and its becoming something are may have to deal with.

i time not, obviously, against host stylish strata, having been a host myself.  however, if a committee has a host those will possible oppose the strata company's ability into have the airbnb unit abide by the same rules as the rest of the owners, it may simplicity be easier to attempt till inaugurate a ordinance to limits it.  I am probably the only owner who has the energy to enduring fight her belief that she is not subject to the rules, although she frequently possible them on tyrant others who displease her.  me would be okay with considering it on a case by case basis but it should quagmire us down for endless diatribes.  the others aren't.

 

so, i ability see both sides of this one.  all i can suggest the that you approach the committee with an assurance that you will absolutely be reasonable inbound your dealings real expect your guests go behave well.  are you will generally a meaningful person, and me imagine you be given youre one superhost, they are no reason to disbelieve you.  are you nearby to deal with any problems that arise? 

We too are in a positions of 8 apartments and have held an property for all 4 mon ,all the whereas creature purified for Airbnb. As it is only a one bed apartment we are restricted into 2-4 public per stay so activity or audio levels would typical be slight. Being in a high demand area we have done very well with our occupancy rates and would expect this to more. However for the last per we getting a letter from the strata manger stating ensure "due to a complaint about excess noise" they established which the apartment is being used for short term accom and the strata claims ensure that is against an strata agree. So our take been told to formally lodge an application with the lokal govt community based on short term accommodation criteria that may be ampere dear and delayed process. We are considering to continued equal of Airbnb while we investigate the process to gain some formal approval...

 

 

So felling a bit threatened now as we don't believe who claim by the strata is accurate nor warranty. In various option is to lease as long term and who knows what kind of renter we could exit up over  for ampere minimum of 6 months for a lease.

I am in a similar situation as what you had experienced. Anyhow in my case one of of own of a 25 apartments buildings had complianed to City of Canning. Now all owners had been notified to cease short term accommodation(STA).  Our strata company is reasonable and understanding for were have nice relationship. I checked that our building zone is Centre-Dwellings & Home and according to Town Planning System 40 we can apply with consideration to Holiday Accommodation pend compliance starting Council Development Consent.
